2) Look our for foreclosure sale
In general, the property that interest buyer are those that is selling at relatively low price compare to the surrounding unit. Foreclosure sale should not be missed.
Monitor the mortgage foreclosures on your property market. You should follow closely on the property auction site. The bank will just foreclose the property and auction it. The bank should get the best value for the owner and at times this do not happen. The bank may just want to discharge their liability during the auction.
2) Target at current owner that going for migration
When comes to migration, most people will just want to let go their property fast and move on. Their main concern are to market it of in the shortest period of time while compromising the price.
3) Looking for landlord that do not know market value
Some commercial landlords are novice in commercial real estate investment. They may own a good piece of property but due to their inexperience they are unable to fetch a good rental. The low rental will cause the value of the property to go down. However, there is nothing to do with the property, value of the property drop is due to the poor management of the owner. You may approach such landlord and offer them a price that will be pleasing to him but below market value. This is very common for factory sector for sale. Most factory owner may not know how to have a good marketing position for their property, and when com to the factory for rent job, they do not even know they have rent out at a below market price.
